The Brief You are property valuer employed in a large valuation firm. Your client (Acquisition Pty Ltd) has requested a detailed valuation report for two properties located in Melbourne, Victoria. A number of your colleagues are working on these valuation reports. Your task is to provide part of the valuation report specifically: 1. a detailed analysis of the legal aspects impacting the properties; and 2. advice regarding the potentiality of redeveloping the sites. The subject properties are located at: 1. 720 Brunswick Street, Fitzroy North; and 2. 12 Queen Street, Kew The Task This assignment requires you to apply the knowledge you have acquired during this unit, undertake further research and analyse legal and other associated documentation to demonstrate an understanding of the legal aspects affecting the properties outlined. Legal documentation for each of the subject properties is provided in the supplementary materials. You are to provide one report only. The following information must be highlighted in the report. 1. A brief summary of each of the subject properties including: a. physical characteristics, b. location and locality (nearest cross streets, nature of street (eg highway, local through street, main arterial), c. kilometres to the nearest city, d. nearby developments (or redevelopments). e. proximity to beneficial features (for example, shopping centre), f. any particularly adverse features (for example, next to the airport). 2. A google street view image of the subject properties. 3. An interactive map image of each of the subject properties (suggest using Land Channel). 4. A summary detailing the following information (if applicable) for each of the subject properties: a. Legal description, b. Area and dimensions (provide a map highlighting dimensions – suggestion: use Land Channel tools), c. Title and references, MMP 721 Property Law and Practice T2 2015 - Assignment 1 d. Any restrictions, encumbrances, leases noted on title, e. Recorded ownership, f. Nature of interest in the property, g. Zoning, overlays and scheme reference, h. Objectives of zoning, i. Allowable uses without consent, j. Allowable uses with consent, k. Prohibited uses, l. Existing approvals, m. Any heritage implications, n. Any approvals of neighbouring properties, o. Any conflicting zoning in the area immediately surrounding the subject properties which could affect the properties, p. Other broad Council policies which could affect the subject properties. 5. Advice regarding whether the properties can be redeveloped. You will need to carefully review and consider the allowable and prohibited uses.
