LACK OF COMPLIANCE WITH THESE CONDITIONS WILL BE CONSIDERED A SERIOUS DISCIPLINARY OFFENCE. Project Title: Proposed Media Centre - Tauranga Scenario: Your Company was awarded the contract to construct this project on Friday 7 Feb 2017. Building consent is being issued on Monday 13 Feb 2017. The site is available from Monday 20 Feb 2017. The contract commence date is Monday 20 Feb 2017. The time from award to start of construction is to be used for mobilisation, please include these details in your planning. The building must be Practical Complete and operational before the client will take possession, and to assist this process it is a contract condition that clear access to their internal fit out areas is required two weeks before the date of practical completion. The construction time has not been agreed with the client as you have an established working history with them and they will base their opening time on your programme. However the time put forward must be realistic and demonstrate good planning and project management skills. Contract value is $3.0 M. The client will obtain Code of Compliance Certificate which will be after handover and during the 90day maintenance period. (CCC normally takes 20 days.) In order to win the project your company has priced and timed the project tightly and won the contract in a competitive but preferred contractor tender exercise. Company’s estimators believe that the project can return a suitable profit margin if managed correctly with careful attention paid to the construction methodology and resource utilization, particularly labour, materials, and appropriate sub-contractors. You are required to attempt each of the following four parts (1 to 4) for this assignment: 1. WORK BREAKDOWN STRUCTURE AND WORK PACKAGES (10 Marks) 2. TASK DURATIONS (10 Marks) 3. CONSTRUCTION METHODOLOGY FOR THE WHOLE PROJECT (20 Marks) 4. CONSTRUCTION PROGRAMME (20 Marks 2.1 WORK BREAKDOWN STRUCTURE AND WORK PACKAGES (10 marks) . A) WBS diagram: (5 marks) Draw a diagram or write a hierarchical list showing WBS from level 1 (Project) to the deliverable Level 2 and 3,level 3 is to be the location and stage identification which is going to be the base for your work packages tasks . B) Work Package list (5 marks) Create a list of work packages, being tasks which will produce your deliverables from level 2 and 3 Link the deliverables with the work packages. The detailed submission of work packages should include cover at least 5 elements applicable to the construction phase of this project, except P&G, margins and preliminaries however you should include mobilisation items. Use the provided Rawlinsons elemental break down to assist in the definition of the construction elements. Q2.1a and b may be included on the same diagram if required 2.2 TASK DURATIONS (10 marks) A) Task duration spread sheet: (10 Marks) make up your own template Calculate task durations for the least 20 different tasks. For the rest of the tasks you can use your best estimate. For your calculations use a rough measurement of the quantities. Consider the actual work sequence and possible construction zones for each task i.e. you might need to divide one task to several ones because of the sequence or zones, if you have not already done this in the previous stage. Use published work rates or labour constants from (Rawlinson s NZ Construction Handbook). Assumption of work rates may be necessary where there are no available data. Indicate when you have used an assumption instead of published data and explain what your assumption is based on. Ensure you reference your source of labour rates. The chosen twenty task durations are to be presented in spreadsheet format. Present the quantities, labour constants and labour resources using appropriate formulas and units. This is to include appropriate level of detail. Demonstrate appropriate judgement in selecting gang size of workers/tradesmen. For the rest of the tasks, duration only is required. Submission and file type: MS Office 2.3 CONSTRUCTION METHODOLOGY (20 marks) A) Construction methodology statement: (20 marks) Prepare a proposed construction methodology statement to communicate the work methods and sequence to the client and to demonstrate the anticipated work sequence and staging. It is permissible to use the construction methodology sample as a template but all details apart from section headings will be applicable to this project and your own ideas. Analysis the project and select appropriate methodology, which clearly addresses the issues and the specific requirements of this project -Identify the risks applicable to a project of this nature - Describe logical construction sequence - List out the resource requirements to include material, labour and plants/equipment, and other items as appropriate - List out the main site set up requirements - Use diagrams, images and details to assist in developing logical construction sequence, and communicate understanding of the project methodology - Use correct terminology Do not include duration; methodology is about sequence and description only. 2.4 CONTRACT CONSTRUCTION PROGRAMME (20 marks) Submission A) Contract construction programme: (20 marks) Create a linked bar chart (Gantt chart) for your construction programme by using MS Project. Use appropriate timescales, showing logical construction sequence; appropriate task overlaps; milestones, all tasks linked showing the critical path(s). Show lead times for appropriate activities. Task durations in accordance with Q2.2. Use Gantt chart wizard to identify task bars. A single line flow of activities (where there are no overlaps of activities) is not acceptable. Don’t leave any open ends. (Dangling tasks) Do not go back in time. (Looping) The critical path must be evident. Use the programming feedback sheets as provided on Moodle to improve the quality of your submission. Start your project with award of contract; and end project with date of practical completion.
