SCENARIO FOR THE TRIANGULAR HOUSE DEVELOPMENT
BACKGROUND
Triangular Associates own a small pocket of land bounded by a motorway slip road, a
roadway and adjacent development property. A market has been identified for a
mixed development consisting of warehousing and shop at ground level, two levels of
office accommodation and residential accommodation at the top level.
Planning permission has been granted on the basis of the drawings issued.

PROPOSAL
That the site be developed in accordance with the drawings issued.
PROJECT PARTICULARS
Ground conditions. The site slopes from north to south in line with the slope of the
motorway slip road and Forth Street.
Site investigations revealed that the subsoils are glacial till deposits of mixed boulder
clays to a depth of 8 m average overlaying a range of sandstones, shales and coal
deposits from the carboniferous era. Clear evidence of mining is apparent in the
locality.
Full foundation and structural design have not been undertaken to date.
The target total cost of the project is budgeted to be £3.50 m.

You have been appointed by Triangular Associates in the capacity of a Project
Management Practice to give advice in certain aspects of the development.
Produce a report upon the following issues, which have been raised prior to the
production of full working drawings and Building regulation approval. Sketches,
photographs/illustrations and manufactures materials may be used. (Select any 5)
1. Advise the client upon the choice of a suitable building frame for the
development, at this moment in time both steel and concrete solutions are
being considered. Whatever the choice of frame it is to be let as a nominated
design/erect contract. Discuss the technological factors the main contractor has
to address within a quality management system.
2. Justify the use of piled foundations for the project and discuss the use of
foundation types for the project, alternative to piling.
3. Suggest some methods of constructing the flat roof structure, and its
connections to the structural frame. Discuss the issues in the production of a
specification to include materials, performance and workmanship for the flat
roof covering.
4. Produce a schedule of the major items of plant required for the construction of
the project giving reasons for the selection. Produce a method statement for
ONE substructure activity and ONE superstructure activity.
5. The client is very concerned that the development has the correct finishes
commensurate to the uses to which the various areas in Triangular House are
to be put, by their occupiers. Produce a schedule of finishes for each area of
the building, paying special attention to future maintenance, comfort and cost.
6. Outline the requirements of the Construction Design and Management
Regulations 2015. Discuss how this legislation should be put into effect on
this project, and give examples of some of the specific hazards to be
addressed.
7. Fire safety in a development such as this is paramount, with reference to the
appropriate Building/Fire regulations advise the client upon the measures to be
taken both active and passive, and any design considerations must also be
indicated.
8. Appraise the factors affecting the construction management of this project
with regard to the location of temporary site accommodation, materials storage
areas, movement corridors, and the positioning of major plant.
