Assignment 2: The internal environment, materials and finishes
Objective
To prepare a report for your client detailing advice on process, viability and products for potential alterations of their house. Plans with labels and explanatory notes to support your recommendations are to be included. All recommendations are to be in accordance with the relevant regulatory framework.

Assignment scenario
A client has come to you to provide Building Consent documentation for the reclad of a suburban house in Auckland, built in 1996. A preliminary investigation by a builder friend reveals that the existing Hardiflex cladding has not failed but the owners are concerned about the association of the material with the leaky home crisis and feel a new cladding will improve its market value.They want to reclad the house with Ezpanel, an aerated concrete material from Specialized Construction Products Ltd.
They also want to upgrade the bathroom and ensuite finishes and get some daylight and ventilation into the dressing room at the same time.
Later, during the project work they decide that they want to change the roof material from metal to clay tile.They seek your advice on the process and viability.
Your task
Part 1: (70 marks)
The reclad will affect the structural performance of the house as some of the existing cladding sheets were nailed off as bracing elements. Look at drawings A2/1 (Bracing) and A2/2 (North Elevation) :
• determine which existing elements are being deleted
• suggest 3 alternative bracing methods that will remedy this issue and note limitations or associated issues to be considered
• note whether or not the change in cladding might affect the total demand load
• recommend a preferred method of re-bracing with your reason for doing so
• draw the flashing details indicated on the East elevation including parallel apron flashing and kick out details.
The BCA officer processing the application is concerned that the existing soffit, labelled 'Fibrolite' on the original drawings may contain asbestos.She has referred you to clause F2/AS1 of the Compliance Documents and asked for responses to the following alternate scenarios:
• determine an appropriate method of dealing with the soffit material if it is staying in situ
• find appropriate fact sheet documents that can be included in the specification in case sections of the soffit need to be removed as part of the reclad. She has suggested you look at Worksafe NZ's online site under Information and Guidance, Guidance by Hazard Type.
Specify suitable floor, wall and ceiling finishes for the bathroom and ensuite upgrade. Give specific product names and supply specification / installation details.
Suggest 2 alternative solutions to getting daylight and ventilation into the dressing room and discuss the associated issues with each.
Part 2 (30 marks)
During the build project the builder has suggested a reroof for the following reasons:
• the existing metal tile roof is showing degradation in places
• it will allow the builder to extend the short eaves at the south side which is a problem due to the difference in cladding material thickness.The Ezpanel cladding on a cavity system extends past the existing eaves.
• a reroof will allow them to get rid of the internal fascia gutter system originally put in in favour of exterior mounted spouting on a new fascia board. He considers this is a better weather tightness detail.
The owners decide that if they're going to do it they'd like to reclad the roof with clay tile. They seek your advice as to the viability of this. One side of the building has been reclad so far - the bedrooms, ensuite, dressing room end of the house.
Outline the areas that will be affected by this decision and write a bullet point list of things to discuss with the owners.
