He has stipulated that the money should be invested in a new community centre to replace the existing one. The Committee has engaged architects who have started to develop proposals. Included below is their proposed floor plan. You have been asked to prepare a construction feasibility report for the Committee. The Committee’s brief for the new centre includes the following requirements:  a suitably-sized clear space that can be used for large meetings, dances and choral performances;  a kitchen area;  an accessible toilet, separate male and female WCs and baby-changing facilities;  a two-person office;  two storage rooms;  one small meeting room (minimum size: 4m x 5m);  to be of framed construction;  to be zero-energy or very low-energy design;  all spaces need to be on the same single storey with no steps throughout the building. Note: The scenario is taken from a real-life example and permission has been granted for UCEM to include it here. You must ask all questions through the discussion forum on the VLE. © University College of Estate Management 2017 Page 3 of 10 Task Write a construction feasibility report for the Committee (SVCCMC) which includes the following:  your judgement on the proposed floor plan and whether or not it will satisfy the brief;  an identification of the likely ground conditions (based on British Geological Survey (BGS) information using a UK postcode of RG4 9SL). You should use this information to help you identify what foundation options would be realistic in this case, what your professional recommendation for the foundations is, and why;  an option appraisal of the possible structural frame types;  your recommended choice of structural frame, clearly justifying the reasons for your recommendation, which should include the sustainability aspects of your choice of structural frame, both in construction and in operation;  an appendix to include sketches or drawings of your recommended option, showing, as a minimum, scale drawings of: 1. the proposed floor plan identifying the main column and beam locations of your proposed frame; 2. a section through the building to show details of the structural frame; and 3. a detailed section of the recommended foundation. Additional information Assignment 2 will build on your findings from this assignment, considering more information about walls, windows, doors and other details. Therefore, in this assignment, restrict your report and sketches/drawings to the frame details and the general arrangement of the building. Reproductions of manufacturers’ literature and all information drawn from another source must be effectively referenced using the UCEM Harvard referencing system, and this includes images. Your report should be professionally presented in an A4 report format. Please use this opportunity to enhance and develop your presentation skills – produce a document you would be proud to take to a job interview. Your floor plan should be at a scale of 1:100. It can be hand-drawn or CAD. In addition to identifying columns and beams of your proposed frame, you must also identify all external walls, all windows, internal partitions, external and internal door swings, annotations identifying room functions and an identification of the north. Your section drawing through the frame should be at a scale of 1:50 or 1:100. Your detailed section of the foundation should be at a scale of 1:20. They can be hand-drawn or CAD. They should include annotations to identify all the relevant elements and make use of appropriate drawing conventions. If you choose to submit your assignment electronically, then please submit it as a PDF file. Make sure that you print out a copy for checking before you submit. This will ensure that the format is as you intend and that any discrepancies or formatting problems can be amended prior to submission. This guide is designed to help you to do as well as possible in your assessments by explaining how the person marking your work will be judging it. This should ensure you are aware of what they are looking for when you prepare your assessment.
