Code Description
LO1 identify the concepts and principles associated with the building, environment and
technology of framed structures and be able to present, evaluate and interpret them
using sketches, drawings and in written form
LO2 describe the design & construction process and the statutory context for the production
of framed buildings and how to justify when and where their selection would be
appropriate
LO3 evaluate the appropriateness of different approaches, materials and construction in
framed or similar buildings in accordance with building, environment and technology
theories and sustainability
Scenario
Sonning Village Community Centre Management Committee (SVCCMC) has received a very
substantial money donation from a former chairman.
He has stipulated that the money should be invested in a new community centre to replace the
existing one. The Committee has engaged architects who have started to develop proposals.
Included below is their proposed floor plan.
You have been asked to prepare a construction feasibility report for the Committee.
The Committee’s brief for the new centre includes the following requirements:
a suitably-sized clear space that can be used for large meetings, dances and choral
performances;
a kitchen area;
an accessible toilet, separate male and female WCs and baby-changing facilities;
a two-person office;
two storage rooms;
one small meeting room (minimum size: 4m x 5m);
to be of framed construction;
to be zero-energy or very low-energy design;
all spaces need to be on the same single storey with no steps throughout the building.
Note: The scenario is taken from a real-life example and permission has been granted for UCEM to
include it here. The website for the subject of the assignment has been included to provide
information only about the existing structure. You must not make any direct enquiries about the
structure via this website. You must ask all questions through the discussion forum on the VLE.© University College of Estate Management 2017 Page 3 of 10
Task
Write a construction feasibility report for the Committee (SVCCMC) which includes the following:
your judgement on the proposed floor plan and whether or not it will satisfy the brief;
an identification of the likely ground conditions (based on British Geological Survey (BGS)
information using a UK postcode of RG4 9SL). You should use this information to help you
identify what foundation options would be realistic in this case, what your professional
recommendation for the foundations is, and why;
an option appraisal of the possible structural frame types;
your recommended choice of structural frame, clearly justifying the reasons for your
recommendation, which should include the sustainability aspects of your choice of structural
frame, both in construction and in operation;
an appendix to include sketches or drawings of your recommended option, showing, as a
minimum, scale drawings of:
1. the proposed floor plan identifying the main column and beam locations of your
proposed frame;
2. a section through the building to show details of the structural frame; and
3. a detailed section of the recommended foundation.
Additional information
Assignment 2 will build on your findings from this assignment, considering more information about
walls, windows, doors and other details. Therefore, in this assignment, restrict your report and
sketches/drawings to the frame details and the general arrangement of the building. Reproductions
of manufacturers’ literature and all information drawn from another source must be effectively
referenced using the UCEM Harvard referencing system, and this includes images.
Your report should be professionally presented in an A4 report format. Please use this opportunity
to enhance and develop your presentation skills – produce a document you would be proud to take
to a job interview.
Your floor plan should be at a scale of 1:100. It can be hand-drawn or CAD. In addition to identifying
columns and beams of your proposed frame, you must also identify all external walls, all windows,
internal partitions, external and internal door swings, annotations identifying room functions and an
identification of the north.
Your section drawing through the frame should be at a scale of 1:50 or 1:100. Your detailed section
of the foundation should be at a scale of 1:20. They can be hand-drawn or CAD. They should
include annotations to identify all the relevant elements and make use of appropriate drawing
conventions.
If you choose to submit your assignment electronically, then please submit it as a PDF file. Make
sure that you print out a copy for checking before you submit. This will ensure that the format is as
you intend and that any discrepancies or formatting problems can be amended prior to submission.
UCEM will print whatever you submit, and it is this that is assessed for marking.© University College of Estate Management 2017 Page 4 of 10

Marking criteria
Guidance for students on how to use the assessment criteria marking guide.
This guide is designed to help you to do as well as possible in your assessments by explaining how
the person marking your work will be judging it. This should ensure you are aware of what they are
looking for when you prepare your assessment. When you receive feedback on your assessment,
the guide should also help you to see where you lost marks and how you could have done better.
Every assessment will have a brief. The assessment marking guide should be read alongside the
assessment brief. In the brief you will be told what you have to produce. So, for example, you might
be asked to:
Select an example of a building you are familiar with.
Provide a report on a particular aspect of that building for an identified client.
Make recommendations for the client on the identified aspect of the building.
The assessment criteria marking grid will enable you to make judgments on how you should
approach this assessment to take into account the generic requirements for your performance at
this level.
Where there are special criteria which relate to the specific subject matter of your course, or a
particular type of assessment, you may be provided with some additional criteria. An example of this
might be if you are required to work as part of a group, where your tutor might add a criterion that
describes how marks will be allocated for successful team working.
It is suggested that you read the assessment grid before attempting each assessment and keep in
mind what will help you to achieve the highest marks as you work on the assessment. Once you
have finished you should review the assessment before submitting it, to check you have done what
is required to achieve the highest marks to the best of your ability.
When you receive your feedback from your tutor you should clearly be able to see which categories
you lost marks in. The feedback should provide you with more detail on the extent to which you
have achieved each of the criteria, as well as recommendations of how to improve (where relevant).© University College of Estate Management 2017 Page 8 of 10

You will need to be familiar with these guidance notes prior to the submission deadline.
Please note that it is your responsibility to ensure that your assignment is successfully
received on time.
By post
You may submit your assignment by post at any time up to and including the due date.

You must retain proof of postage until after you have received the marked assignment.
Please refer to the submission guidance on the VLE for more information.
Word count
The overall word length for this assignment should be within 10% either way from the stated word
count. You may incur a penalty if you exceed the upper value (see ‘Assignment guidance’ in the
‘Coursework Team’ section of the VLE). You must state the total number of words used at the end
of your assignment; however, the content of appendices and references/bibliographies may be
excluded from your word count.
Warning
Plagiarising someone else’s work, whether copying from the internet, UCEM study materials, a
textbook, a fellow student or elsewhere, is a serious offence. Before you submit your work for
assessment, you must check it to ensure that you have fully cited within the text all the sources of
information you have used and that all your sources are listed in a reference section at the end of
your submission. Quoted text must not be excessive in length. You will find guidance on correct
citing and referencing in The Harvard System – The UCEM Guide to Referencing and Citation in the
‘Study skills’ section on the VLE.
Be aware that your work may be checked using anti-plagiarism software. If plagiarism is identified,
this will result in a severe penalty ranging from loss of all or part of the mark to exclusion from your
programme.
