From the plans provided you should be able to see how many elderly persons' units there are in the two current Stages (Stages 6 and 7) which are the subject of this application (Stages 6 and 7 are what is proposed to be constructed). The units with diagonal hatching represent previously approved or constructed Stages. (Drawing PP.03 shows both stages 6 and 7 in relation to previous stages - and Stages 6 and 7 are enlarged together on WD.02). Ignore the fact the paths are coloured on page 2 - they are proposed along with the surrounding units. Assume that the design team have done a proposed layout (which makes up Stages 6 and 7) and your job is to check how this design responds to the Greater Geelong Planning Scheme. Go through the clauses of the Planning Scheme and see which are relevant. eg. What about local areas mentioned under Clauses 21 or 22? What about Zones? (Clause 30 onwards.) Do any Schedules/overlays apply – see Clause 40? And then there's the standards of Clause 55. (and there may be other clauses that apply). Then in terms of clauses/standards, where its unclear whether the design responds to a standard consider whether there’s anything about the design that would be a problem with compliance. You can also suggest detail that would be added to the drawings (eg. there's some plans for landscaping but does the planning scheme ask for details that aren't provided?)
